SIHI Breaks Ground on Industrial Development in Mesa's Falcon District

Sunbelt Investment Holdings Inc. (SIHI), the City of Mesa, Okland Construction and CBRE have celebrated the groundbreaking of Mesa Grandview Business Park, a 270,000-square-foot, three-building industrial development at the southwest corner of Loop 202/Red Mountain Freeway and Greenfield Road in Mesa. Speaking at the event were Mesa Mayor Mark Freeman, Councilmember Rich Adams, SIHI President Todd Holzer, Okland CEO Bill Okland and Mesa Economic Development Director Jaye O'Donnell.

"Mesa Grandview Business Park shows Mesa's commitment to economic growth. This project will bring jobs and businesses to our Falcon District," said Mayor Mark Freeman. "This industrial space strengthens Mesa's position as a hub for innovation, opportunity, expansion and growth."

Mesa Grandview, located in Mesa's Falcon District northwest of Falcon Field Airport, the Boeing Company, Northrop Grumman, and MD Helicopters, has direct freeway exposure and available project monument and building signage. The largest building in the project will consist of 132,665 square feet. The other two will be 68,700 square feet each. The buildings feature clear heights from 30 to 32 feet, 100% HVAC warehouse, dock-high and grade level loading, heavy power, ample parking and tenant amenity areas.

"Mesa is fortunate to have been selected for this robust commercial development," said District 1 Councilmember Rich Adams. "From available space, flexibility and location to sustainability, this project by SIHI checks all the boxes. It is the good fortune of District 1 to have the available land to welcome Grandview Business Park, adding nearly 270,000 square feet of commercial space to the area's portfolio."

As part of SIHI's continued sustainability efforts, each building will feature enhanced skylights and clerestory windows, sustainable landscaping with native plants and EV charging stations. Additionally, the buildings will be LEED certified and roof solar capable under the SIHI solar initiative, SolarFit.

Mesa Grandview consists of an additional 22.7 acres along Greenfield Road that is also available for future development and build-to-suit opportunities. With multiple developments in the area, SIHI is committed to the long-term growth and success of Mesa and its businesses.
